Pensacola Custom Home Builder

CUSTOM HOMES

There is nothing more exciting than finding that existing or new home to purchase for you and your family. Shopping the existing home market can be tedious and stressful knowing that you may not find the right home to suit your family’s lifestyle and needs. Why would it? That home was designed for another family’s purpose or even worse the home was designed by a production builder with only profits and speed in mind to optimize the company’s capitol.

That’s where Pensacola custom home builder and the designs of Addison Riley, LLC come in. Whether you select one of our many open floor plans or design your home from scratch, our team will walk you through the entire process and make the time consuming and stressful process enjoyable and soothing. You can rest at ease knowing that our team is in full control of the process.

The Process

You’ll start the process by consulting with our team to assess your lifestyle and needs. Many client’s first question to a builder is the infamous curiosity of, “How much do you charge a square foot?” This is a simple answer. What’s in your home? This question is the same if one was to go to the grocery store and ask, “How much are my groceries?” First you must fill the cart and then a price can be given at the register.

Price per square foot is for production builders and existing homes. A custom home can range widely. A simple home that has vinyl flooring, fiberglass tub units, and laminate tops could be $125 a sf. If you build with a true custom home builder and install granite, wood plank tile, high end windows, and 10’ ceilings the sky is the limit. In the custom home world, the square foot price is determined by the tastes of the client. What type of finishes? What is the topography of the land? What is the pitch of the roof? How big are the garages and patios? The question is too broad to answer. For these reasons the builder, designer, and client must work hand in hand to create elegance and functionality, but also meet the budget of the client.

After the floor plan is completed the process of final plans, structural engineering, truss engineering, and permitting will begin. This process can take four to six months depending on your municipality. During this time our team will sit down and have a plan review with the superintendent, builder, and client. This is the opportunity to review the electrical, interior, and elevations pages. The time to make changes for a home build is before a shovel goes in the ground. We have this specific meeting so there is no confusion as to what is being built.

At this point it is time to get started. Sit back, relax, and watch your dream come true as our team and tradesman erect your home to the specifications set forth in your plan review meeting. When it is all said and done, we will walk through and tidy the home up with a final punch list. Welcome home! It was worth the wait. Call your new home builders and Pensacola home renovations contractor today. We look forward to hearing from you soon.
